• Base price of the house - The builder shows a rate per square foot as the base price. This base price covers both the land and construction costs. It's calculated by multiplying the rate per square foot by the super built-up area.
• Sale agreement value - The sale agreement value is a price paid in a certain percentage of the total selling value of the house. This price has to be paid by the buyer at the time of signing the agreement. The owner fixes the agreement value, which has to be paid by the buyer.
• Corpus fund - The builder takes a corpus fund from buyers at the time of booking the property. It is a non-refundable amount and is transferred to the society upon formation. This fund is used for unexpected expenses like maintenance of common areas.
• Maintenance charges - Builders take an advance maintenance charge from the buyers at the time of booking the property. This charge is taken for upkeeping the society. For repairing the foyer, swimming pool and other common areas, a maintenance charge is taken.
• Stamp duty and registration charge - At the time of purchasing a house, stamp duty and registration charges are mandatory fees to be paid. These charges are paid during the property registration process. Buyers have to pay these fees directly at the Sub-Registrar Office. The amount differs from state to state.
• GST - Builders collect GST from buyers for under-construction properties. However, once the civic authority issues the completion certificate, GST is no longer applied. It's because the property is now ready to move into.
